A List of Poconos Communities and Neighborhoods



Like many regions defined by unique geographic features, the Poconos Mountains are unique in that they are defined by vibrant neighborhoods and communities and wide spread attractions.

The Poconos longevity as a vacation destination is in the diversity and vitality of its natural and man made attractions around which its neighborhoods and communities have grown, along with the region’s proximity to the largest markets in the USA. All of our communities, neighborhoods, villages and cities are less than 2.5 hours from the 30 or so million people living in the New York and Philadelphia markets.

From the Lakes, Rivers, Mountains and Streams used by the settlers as transportation and resources, much as evolved in the Pocono Mountains region of northeastern PA. Many communities or neighborhood are located around or near one of the natural features. There are lake communities, neighborhoods sited on mountains, and villages along our rivers or trade routes between rivers.

Each neighborhood and community has its own personality and distinct appeal, all of them demonstrate the Poconos changing face, as this historic and nature oriented areas has become a magnet for second homeowners and commuters alike.

With over 300 Communities and 2400 Square Miles and a 2.5 hour drive across, finding the right neighborhood is a daunting task.

Each community has an appeal that draws like minded home buyers. Most experienced real estate agents will start by introducing their potential buyers to communities prior to looking at homes and after, of course, reviewing with the buyer, his, her, or their criteria for purchasing a home in a Pocono neighborhood. Most buyers pick the Poconos community first then the home.

Alpine Lake – L, B
Mostly Primary Homes centrally located near Tannersville, PA. Be sure to visit this neighborhood during weekend daytime hours as there is a shooting range within hearing distance.

Arrowhead Lakes – L(2), B(4), T, OP, CH(2), G
A mostly vacation home neighborhood with lots of amenities for vacation homeowners and families. Some successful vacation rentals. Many couples and family vacation homes. Large lakes (2), stream, beaches, outdoor pool / tennis / picnic area. Gated.

Baran Estates - Single family homes on lots. 

Barton Glen – OP
An older mostly 1/2 acre neighborhood with the majority of primary, year around homeowners. A few vacation homes. Community roads and outdoor pool. Small (pond) lake. Homes here benefit from being close to town and the Delaware Water Gap Bridge (about 8 miles) and some suffer from being close to I-80 and noise from the highway. Average priced homes for the Poconos.

Beach Lake - Village in the Northern Poconos above Lake Wallenpaupack and somewhat remote. 

Bear Creek Lake  L, B
Community has Lake and beach and some community activities. Prices are higher than the surrounding area as this is the closest vacation style home neighborhood in the Poconos to the Philadelphia market. Some retirees, some year around homes owners and some vacation homeowners.

Beltzville Lake Estates - not directly on Beltzville Lake but close. 

Big Bass Lake – L(2), B, T, OP, CH, G
One of the larger neighborhood communities in the Poconos. Most homes are behind gates. Very high percentage of vacation homeowners. Reasonable number of vacation homes are rented out. 2 large lakes, professional management, larger than normal, mostly wooded lots (3/4 to 1 acre), lots of amenities inside the neighborhood. Is a little distant to other Poconos activities (12-15 miles) but some buy here just for that reason as it tends to be quieter and less crowded.

Birch Acres
– Quiet suburban neighborhood of year around homes with central water and sewer about 5 miles from the Delaware Water Gap Bridge and about 4 from East Stroudsburg University and The Pocono Medical Center. Prices here are average for the Poconos. Close to shopping. Lots average 1/4 acre.

Birnam Woods - single family homes, year around residents, larger than average homes for the area. 

Blue Heron Lake – L, B, CH, G
An unusual neighborhood. This is a hunting club with small membership where you must be a member in order to own a home (or when you buy a home, you become a member.) Members have use of lake, beach, community clubhouse, hundreds of acres of land for hunting and exploring. Exclusive and gated. Reasonable fees for the type of ownership.

Blue Heron Townhomes on Big Boulder Lake - Lake Harmony -A town home community on Big Boulder Lake with a Lake Harmony, PA address. Access to Big Bould lake with optional Beach Club with beach, tennis, boat rentals. This maintained community is within 1/4 mile of Big Boulder ski resort and 1 mile of motor boating Lake Harmony with Jack Frost Ski area less than 5 miles. Walk to Boulder Lake Tavern for food and live entertainment. 

Blue Mountain Lake Estates - L, OP, T,CH
Fairly new community of larger and smaller singles and town homes surrounding a small lake less than 7 miles from the Delaware Water Gap Bridge. Good for Commuter families and retirees. Some amenities like outdoor pool, tennis beach and lake activities.There is a section of single maintained homes ideal for retirees, couples and single owners. A variety of housing styles. Less than 3 miles to shopping, downtown and medical offices.

Boulder Lake Village -  L, T, OP
Mostly vacation homes and townhomes surrounding Big Boulder Lake in the Lake Harmony area. Most home owners come from the Philadelphia market and use homes here for vacation getaways. One of the few areas with Lakefront low maintenance townhomes. There is an optional beach club with beach, tennis and non motorized boat rentals.

Brier Crest Woods – L, B
Vacation homes near Big Boulder and Jack Frost ski areas and Lake Harmony. Community has small lake, beach and a few tennis courts. Low fees and is convenient to many of the Poconos Activities. Some lots boarder on State Game Lands. Close to Pocono Raceway.Less than 3 miles to Big Boulder skiing and the activities and restaurants at Lake Harmony.

Buck Hill Falls – T, OP, CH, GC
First the “ouch”.. This is the most expensive neighborhood to live in in the Poconos Mountains. $12,000 plus in fees (not including taxes) per year. They also do not allow vacation rentals. So you have to be able to afford the lifestyle …. if you do…….
Buck Hill Falls is a year-round resort home community with a 27-hole golf course with a clubhouse, a tennis center with ten Har-Tru courts, an Olympic-sized outdoor pool, and championship lawn bowling greens. And many of the special and cultural activities begun by the early residents are also still popular. These include an Art Association that sponsors painting and crafts classes and exhibitions; a nature group that plans early morning walks among other activities; and the Foxhowe Association which, since 1925, has sponsored a fascinating series of weekly concerts, informative talks and other culturally enriching presentations. Traditional celebrations, such as the Fourth of July parade, are celebrated every year, as well.  Perhaps the most unique offering of the Buck Hill Falls community is the Camp Club and other youth activities programs. For over 70 years this program has offered music, art, crafts, theater, camping, dance and sports to all the Buck Hill children from 3 to 15.

Camelback Mountain Resort, Tannersville, PA 18372 - 
Camelback has 4 or 5 neighborhoods close to it.. See Northridge at Camelback, The Village At Camelback, Mountain View Village, Cobble Creek.

Camelot Forest – L, T, Trash - Single family detached homes on about 1/2 acre lots. Central sewer, trash and access to a small lake. 

Circle Green - Townhomes on Lake Wallenpaupack

Cobble Creek Estates – T, OP
Sullivan Trail, Tannersville, PA. Established in the 70’s, and still growing, Cobble Creek represents the true flavor of the Pocono region with the benefit of nearby shopping, easy access to I-80 and abundant family recreation areas such as Camelback. Outdoor pool and tennis courts with paved township roads. Cobble Creek does not allow short term rentals. Lots in this neighborhood are larger than average .75-1 acre.  Some home suffer from proximity to Rt I-80 noise. Some have stunning views of Camelback Mountain Ski area.

Cobbs Lake Preserve L, B - a nature oriented community of 1/2-1 acre lots surrounding a small pristine lake. 

Cold Springs

Conashaugh Lakes – L(2), CH Gated Community close to New Jersey via the Dingmans Ferry bridge. Larger wooded lots and access to small lakes with beaches. 

Country Club of the Poconos – T, OP
Golf, Clubhouse, Pools in a private community without gates. community surrounds a public golf course and has convenient restaurant in the gold club building. Two sections with individual pool / tennis in each section. Some view lots, central water / sewer. Larger single homes, town homes and some single patio (maintained) homes.

Crescent Lake – L - Small lake community with beach near Camelback Mountain, Centered in the Poconos this is a small rustic community of single family homes on lots of about 1/2 acres. 

Deer Mountain Lake -  L - small community with mostly year around residents surrounding a small lake in the center of the Poconos with easy access to Rt I-80 for commuters. 

Deer Path Village - single family home community near Scotrun PA. 

Delaware Water Gap - Quaint village on the Delaware River and closest place to live in the Poconos to: New York City and the State if New Jersey. 

Duck Harbor Pond – L Rather remote motorboating lake in the far northeastern corner of the Poconos. Distant to shopping, medical, and most Poconos attractions. This is a get away neighborhood for the motorboating crowd. 

Eagle Lake- L, B, T, OP, CH, G - Not really in the Poconos, this neighborhood is isolated to the far western reaches about an hour away from most Poconos attractions. It does have a large amenity package within the neighborhood with lake, golf, small ski hill. 

East Stroudsburg, PA 18301 and 18302  -  closest home market to the New Jersey, New York areas. 

East Way Community OP - townhome / condo community in East Stroudsburg, PA 

Elk Lake– L Lake community in the far northern reaches of the Poconos. Motorboating. 

Emerald Lakes, Long Pond, PA 18334  – L, T, OP, CH, IP, Trash, B - A community of year around and vacation homes with lots of amenities. Closest lake neighborhood to Camelback Mountain Resort skiing and waterpark

Lake Harmony =  Village in center of Poconos with motorboating lake and various communities / neighborhoods. There are also some small stores and restaurants within the village.

What to look for in a Poconos Neighborhood or community.

Consider what is important to your family in a neighborhood

Visiting each community at different times of the day
Ask about services, public transportation, shopping
Many buyers think that the neighborhood in which they will live should be as important as their home. But. even if YOU like the Starbucks on the corner or the gym a mile away, it would be important to consider what a future buyer of the home you are considering might consider. While the proximity of a school bus stop, a ski area or nearness of a state park may not be important to you, these could be a deal maker to a prospective buyer when you want to sell.

Drive through a neighborhood or community at different times of the day. In the morning, you can see how residents get to work and students get to school. During the daytime, you’ll also see how properties, including alleys, are maintained. An evening or night visit will allow you to discover rush-hour traffic density and traffic noise, street parking availability and how well streets are lit to ensure safety.

Walk or ride a bicycle through the neighborhood and look closer at public places like schools, playgrounds and parks.

Talk to local business owners. They will probably know about the area than homeowners and could give you some insight into plans for commercial development.

Check the opening and closing times of coffee shops, restaurants, supermarkets and drugstores. Is there convenient parking ?

Check out school and city council meetings and learn about issues in the community. Ask about garbage collection and water rates, watering bans, recycling centers, street cleaning and snow regulations.

Visit the Pocono hospital and know the proximity in case of an emergency. Are there local medical centers for non -emergency medical care ?

Check for the availability of public transportation. Pick up bus, train and taxi schedules.

Google the community to learn about any community issues.

Go to the local police station and ask about crime statistics and neighborhood watch groups. Most states post online the names and addresses of convicted sex offenders, who may live in the area.

The concept of ”neighborhood” in the Poconos is different than that of most surrounding state or regions. Here the term neighborhood could mean anything from a development by a single developer with homogeneous homes to a subdivision of land with just a few home built over a hundred year time span by many different builder with some homes being built by the homeowners themselves.

There may be communities with clubhouses, pools, tennis facilities, or there may be small subdivisions surrounded by state park lands the no amenities other than dirt roads. Some may require you as a homeowner to pay dues for a complete amenities package including central water and sewer and some may have no dues requirements.

When considering purchasing in the Poconos, you should begin by assessing your priority of these issues and consult with a real estate broker about which neighborhoods fit your needs. This will help you find the right place for you and your family much more quickly than anything else you might do during this process.
